Housing Development
101
This one-day training is designed for newer staff members who
need a firm grounding in the affordable housing development process.
We will cover the project life-cycle from conception to completion.
We will talk about the criteria used to determine project feasibility,
selecting development team members, project approval, getting financing,
and managing risk.
Housing Finance 101
This two-part training program is designed specifically for employees
who have responsibility for the development of low-income housing.
The first class will cover project financial feasibility analysis,
operating and development budgets, the calculation of rental income
and debt service coverage, and how project pro formas are developed
and work. The second class will provide participants with proforma
spreadsheet templates and provide hand-on experience in their use
in a computer lab. Participants in the computer lab should be familiar
with Excel. 
Tax Credits 101
The Low Income Housing Tax Credit is a very important tool for cities
and counties in the creation of affordable housing. This one-day
introductory institute combines lecture, case studies, and group exercises
to introduce the essential nuts and bolts of the tax credit program.
Participants learn the program basics, including Federal and State
program requirements, how to calculate the credit, underwriting guidelines,
and how to successfully obtain a credit allocation in California’s
competitive environment.
Intermediate Low
Income Housing Tax Credits
Participants will explore intermediate topics in structuring issues
involving tax credits. After a review of tax credit requirements and
tax credit partnerships, participants will learn about the various
factors in bidding and selecting an investor. They will explore the
negotiable terms and conditions of the Letter of Intent (including
an exercise), and have an overview of key components of the limited
partnership agreement, right of first refusal, and purchase option.
This full day workshop is targeted to Directors of Housing, Project
Managers, and Public Agency Lending Staff. This workshop is at an
Intermediate level and assumes a basic knowledge of Low Income Housing
Tax Credits.
Microsoft Project
A two-day training on Microsoft Project software. This training is
for anyone in your office that needs to learn about this valuable
tool. We will also give you information about getting discounted software.

Housing Developer Pro
(Version 2)
This Enterprise Foundation software is designed to assist with the
housing development. Built upon The Enterprise Foundation's wealth
of experience in housing development, Housing Developer Pro Version
2 (HDP2) is designed specifically to meet the needs of housing rehabilitation
specialists producing low- and moderate-income housing. HDP2 uses
the information you enter about your project to produce the documents
you need when you need them. HDP2 traces program histories and project
milestones and it creates written specifications and cost estimates,
tracks change order and construction draws, and maintains contacts.
This two-day training is targeted to housing rehabilitation or development
specialists.
Board Structure/Development
Feeling like you need a new board? Is your current board not functioning
all full capacity? Are you just starting up a new board? Come learn
about basic board structure, how to recruit new board members, how
to retain good one, set term limits, run effective meetings and create
functional committees. We will also cover how to conduct the best
strategic planning process possible. This training is designed for
executive directors, board members or staff who work with boards.

Year15 - Looking at
the Backend from the Front End
Housing Directors and project managers will learn the basic structuring
concepts in tax credit projects to minimize the financial impact to
buy out the limited partner (investor). The purpose of this workshop
is to increase the participants' knowledge of the back end issues
that need to be addressed from the front end. The first part of the
training will give the participants a basic understanding of the most
important tax concepts by looking at a typical tax credit investment
proforma. The goal will be for participants to understand the calculation
of tax credits and tax losses and their implications on the project's
back end. The second part of the training will look at sample projects
that have or will soon reach the back-end with detrimental results,
and explore creative strategies to address these problems.
This full day workshop is targeted to Directors of Housing, Project
Managers, and Public Agency Lending Staff. This workshop is at an
Intermediate-Advanced level and assumes a basic knowledge of Low Income
Housing Tax Credits.
Structuring Effective
Joint Ventures for Non-Profit Agencies
Joint ventures can be structured in various business models, all with
potential benefits and risks. After an introduction or review of the
real estate development process, participants will explore the potential
types of partners, the negotiable tasks and responsibilities, and
the potential financial gains and liabilities in joint ventures.
This half-day workshop is an introductory level targeting Executive
Directors, Housing Directors and Senior Project Managers.
